Christopher Senegal is a real estate investor and developer that started his journey in 2008 as a single-family flipper and rental property owner. In 2013 Chris started Invictus Development Group, to focus on revitalizing communities. He has been featured in several major news outlets for his efforts to implement zero displacement redevelopment models that bring moderately priced single-family development back to communities that once thrived. His goal is to bring higher incomes back to these communities from the suburbs, without impacting existing residents negatively, so that the neighborhoods become more attractive for businesses. Mr. Senegal has an intentional approach that brings successful people back with new construction, while simultaneously acquiring existing multi-family rental housing to protect long-term renters from drastic rent increases that lead to displacement. One of his recent projects incorporated a $1 million dollar crowdfund that attracted over 1500 investors who all have shared ownership in a portfolio that houses long-term residents of the 5th Ward community. His latest project is the adaptive re-use of a 5.3-acre site that was formerly a church campus near downtown Houston, in an Opportunity Zone. The redevelopment includes 275 units of multifamily housing and 12,000SF of commercial space, anchored by a coffee shop and business accelerator. He holds a Civil Engineering degree from Southern University and A&M College, with a corporate background (2006-2015) in ground-up railroad terminal development. He also owns Commercial Rail Solutions which assists terminal operators with all aspects of development. Over the past 14 years, he has been lead on 3 major projects, one for Canadian National Railroad in Memphis, TN, and two projects in Lake Charles, LA, one for the BNSF railroad and the second for a private terminal operator, Rail Logix. Christopher has strong community relationships and buy-in. His social media reach exceeds 100k impressions per month with 100k + followers. He has found a core audience that believes in his mission and celebrates this new blueprint for community revitalization.
